Buyer and tenant representation · Willow Street

The need

Billetworkz needed space for its automotive-products manufacturing and e-commerce business. We considered buying an existing building, purchasing land for new construction, and leasing, with the business’s operating needs guiding the search.

My role

I helped evaluate those alternatives and introduced construction professionals while we explored building options. When a potential lot became unavailable, I continued the search. As leasing became the path forward, I developed proposals and coordinated revisions among the business owner, landlord, and attorneys, keeping the property requirements and lease terms connected.

The outcome

The search led to a signed lease in Willow Street. My involvement continued from the early buy-or-build discussions through lease negotiations and signing, adapting the search as the available options changed.

Tenant representation · Harrisburg

The need

CNS Occupational Health was evaluating locations for a Harrisburg medical operation. The decision involved the suitability of the space, medical equipment requirements, improvements, and the responsibilities that would come with the lease.

My role

I helped compare locations and work through the proposed lease and buildout responsibilities. That included coordinating information about medical and X-ray space requirements, communicating with the client and the landlord’s representatives, and moving proposals and attorney revisions through the process. I also helped address rent commencement and signing logistics as the agreements took shape.

The outcome

CNS completed leases for its Harrisburg location. The process brought the space requirements, improvement discussions, and lease obligations together so the business could move forward with its occupancy planning.

The need

Blume was looking for a property to purchase for its business. The search had to account for both the location and the work the building would need before it could support the operation.

My role

I helped with the property search, offer preparation, and purchase process. When inspections identified unexpected repair needs, I worked through the findings with the buyer and used contractor estimates to support a revised offer. I coordinated with my brokerage, the seller’s agent, and the closing professionals as the transaction moved forward.

The outcome

Blume completed the property purchase. The work went beyond finding a building: it included helping the buyer understand its condition, revisit the terms as new information emerged, and carry the purchase through to completion.
