A few starting questions

Can we discuss owner-occupied purchases?

Yes. Buying a property for your own business combines an operating decision with a real estate investment. Both deserve attention.

What makes a potential value-add opportunity?

A property may offer an opportunity to increase income or improve its usefulness through repairs, new tenants or changes in operation. The costs, timing and risks need careful review; the improvement is not guaranteed.

Look beyond the advertised return.

A capitalization rate, or cap rate, compares annual net operating income with a property’s price or value. Net operating income is income after operating expenses, before loan payments and income taxes. Review the leases behind the income, the expenses behind the net operating income, and the building work that may require additional cash. Vacancy, tenant improvements, leasing costs and financing can materially change the outcome.
