What does NNN mean in a commercial lease?

NNN means “triple net.” It generally refers to property taxes, building insurance and maintenance expenses paid in addition to base rent. The written lease determines what the tenant must pay.

Two NNN proposals may include different expenses. Ask for an itemized estimate, prior year-end adjustments and an explanation of who pays for repairs and replacements. A year-end adjustment compares estimated payments with actual costs. Review the full lease with your advisers before signing.
