Compare the full occupancy budget: base rent, additional lease charges, utilities, insurance, maintenance obligations and the cost of getting the space ready.

Work through the decision

Build three separate totals: recurring monthly expenses, cash needed before opening, and a reserve for uncertain costs. A lower advertised rent can come with more work to prepare the space or more repair responsibility. Ask which costs are fixed, estimated or adjusted later to reflect actual expenses.
