to the place.

A site search is only part of a data-center project. Property requirements, local approvals and community questions need attention from the start.

I’m Zach Walker, a Lancaster County business owner, industrial property owner, and commercial real estate agent. I can help teams understand the local property landscape, work through negotiations, and bring community priorities into the conversation early.

Lancaster County and surrounding counties are my primary market. For projects elsewhere in Pennsylvania, we’ll establish the local coverage and specialist team your project needs.

How I can help

02 / CONTRACTORS

Space to deliver the project.

Warehouse, flex, office, and potential staging space. Work through location, access, lease duration, and property-use questions with your team.

  • Identify practical local benefits.

Explore local contractor participation, suitable reuse of property, and opportunities aligned with the municipality’s priorities.

  • Make responsibilities clear.

Help organize issues, connect the appropriate advisers, and keep track of the next steps and commitments.

Relevant experience

Relevant property experience.

My industrial property leasing has included Turner Construction and Poole & Kent, contractors working on a nearby data-center project. I’ve also explored a potential data-center property acquisition.

My experience is in contractor leasing and property evaluation. I bring that background to site searches and local coordination, working alongside your technical and legal advisers.

Before we talk

A few useful starting points.

Can you help with a Pennsylvania data-center site search?

Yes. Start with your location requirements, approximate acreage or building needs, timing, and the advisers already on your team. We’ll define the search and who needs to verify the technical requirements.

Can you help a contractor find temporary or longer-term space?

Yes. We can work through warehouse, office, flex, and staging requirements, then evaluate properties and lease terms. Each site’s permitted use and access need to be confirmed.

Do you represent the developer or the municipality?

Representation will be agreed at the start. Working constructively with a municipality or neighbors does not mean I represent them. My goal is clear communication and practical opportunities for mutual benefit.

What should I bring to the first conversation?

Your project location or search area, stage of planning, timeline, property requirements, and the biggest unresolved local question. Please keep confidential technical or financial documents out of an initial inquiry.
